Toronto real estate prices have plateaued somewhat in recent months, but the increase in prices over the past 10 years has been staggering.

According to sales data from the Toronto Regional Real Estate Board (TRREB), the average sale price for all dwelling types combined in Canada’s biggest city in August was $1,005,945.         TRREB breaks down Toronto into three regions: east, west and central. Looking at the year-over-year data for the month of August dating back 2013, the combined average sale price in the central region — which includes the city’s downtown — has risen by 70.2 per cent from $615,505 in August 2013 to $1,047,457 last month.

Over that same period, the combined average sale price for real estate in the city’s west region increased 112.9 per cent from $466,808 to $993,866. Meanwhile, the east region saw a 10-year increase in average price of 123.8 per cent from $420,852 in August 2013 to $941,975 last month.

        Detached homes in Toronto’s west region increased in average price from $644,354 to $1,465,197 over the last decade — a 127.4 per cent increase. In Toronto’s east region, the average price for a detached home was $1,217,702 last month compared to $538,826 the same month in 2013, representing a 126 per cent increase.

The central region has seen the average price for detached units climb 90.6 per cent from $1,319,539 to $2,515,353 over that same period.

For semi-detached units in the west region of Toronto, the average sale price came in at $1,064,727 last month, representing a 112.4 per cent 10-year increase compared to August 2013’s average of $501,230.

Similarly, in the city’s east region, the average price for semi-detached units has increased 120.3 per cent from $507,819 in August 2013 to $1,118,535 last month. Semi-detached homes in Toronto’s central region sold for an average of $1,609,422 last month compared to $788,542 the same month 10 years ago, marking a 104.1 per cent increase over that time.

The story has been much the same in Toronto’s condo apartment market. In Toronto west, the average price for a condo apartment was $301,709 in August 2013 compared to $703,516 last month — a 133.2 per cent 10-year jump.

In Toronto east, the average price for a condo apartment has grown 160.4 per cent from $233,032 to $606,781, while the average condo price between August 2013 and August 2023 in the city’s central region has grown at a slower pace from $412,151 to $760,485 — or 84.5 per cent.
